Launching a New CLT Prefab House Factory in Serbia.

Client Request:

  • A company experienced in stone, concrete, ceramic block, and SIP panel construction. The Balkan market shows a growing demand for eco-friendly, minimalist, and energy-efficient homes. The client aims to become one of the first manufacturers of CLT homes.

Tasks:

  1. Develop a business strategy for the company's new direction. Analyze current demand and supply. Conduct surveys with the target audience. Create a financial model.
  2. Select a location for equipment placement for compact CLT panel production, prefab panels, and modular homes.
  3. Find local suppliers of wood, construction materials, and finishing elements.
  4. Develop a corporate identity and a website.
  5. Design standard projects for the local market, easily adaptable to individual clients.
  6. Develop a production methodology for details and modules in the workshop, and create a detailed installation guide for homes.
  7. Create a production maintenance guide and prepare accompanying documents for constructed homes, including a guide for wooden home care and warranty cases.
  8. Prepare the company to participate in the Belgrade BEESEE exhibition at the end of April.

Technology:

  • Use compact CLT wooden panels, easily transportable on small trucks due to narrow local roads.
  • Ensure assembly with minimal specialized equipment involvement according to DreamBlock philosophy.
  • Structure erection for a 100 sq. m house should take 2-3 days, with an additional 10 days for laying engineering communications, insulation, and facade finishing.
  • CLT panels act as the finishing material (excluding bathroom wet walls).
  • Possibility of assembling dimensional WC cabins and modules in the workshop to expedite installation.

The launch will take 3-5 months. However, the first projects will enter the production phase earlier, as the prefab panel and module workshop will be launched first. The initial CLT panels will be supplied from factories in Austria and the Baltics.

The budget for the launch will be within 500,000 euros.
